3% to 20% down. Best rates for buyers with 700+ credit. PMI drops off at 20% equity. HomeReady and Home Possible for first-time buyers with income limits.

FHA loans

3.5% down with 580+ credit. More flexible DTI. Pairs with NJHMFA down payment assistance for up to $22,000 in forgivable help.

VA loans

0% down for veterans and active-duty. No monthly mortgage insurance. The most affordable mortgage program available.

USDA loans

0% down in eligible rural and suburban areas. Many NJ and PA towns qualify that you would not expect.

DSCR investor loans

Qualify on rental income, not personal income. No tax returns. Close in an LLC. Scale your portfolio without conventional limits.

Renovation loans

FHA 203(k) and conventional rehab programs. Roll purchase and renovation costs into one mortgage.

Refinance

Cash-out, rate-and-term, FHA Streamline, VA IRRRL. We run break-even math and give you an honest recommendation.

Bank statement loans

For self-employed borrowers whose tax returns do not reflect their true income. 12 to 24 months of deposits.
